This 270-acre industrial development represents a major investment in regional infrastructure and logistics capacity, featuring five large-scale industrial buildings, three new public roadways, and full utility extensions. The project is being executed in two phases, with Phase 1 including the construction of three buildings: Building 1 at 746,000 square feet, Building 2 at 524,000 square feet, and Building 3 at 273,000 square feet. Phase 2 will add two additional buildings—Building 4 at 700,000 square feet and Building 5 at 925,000 square feet—bringing the total industrial footprint to over 3.1 million square feet.
Bayer Becker provided comprehensive master planning services to strategically position the buildings for optimal land use, efficient circulation, and seamless integration with the newly developed roadways and utility infrastructure. This planning effort was critical to ensuring the long-term functionality and flexibility of the site for future tenants.
Prior to the start of Phase 1, Bayer Becker also designed and managed the construction of several key offsite improvements to support the development. These included the widening of approximately 6,443 linear feet of Old Lexington Pike by 8 feet, the installation of approximately 6,925 linear feet of 12-inch ductile iron water main and 160 linear feet of 6-inch ductile iron water main, and the construction of approximately 3,694 linear feet of cross-country 12-inch SDR-35 public sanitary sewer. These infrastructure enhancements were essential to enabling the site’s development and ensuring reliable service capacity for the growing industrial complex.
