Parkway Dr Extension & Traffic Impact Study

Bayer Becker supported the development of The District at Deerfield, a vibrant mixed-use community located between Mason-Montgomery Road and Wilkens Boulevard at Parkway Drive, by providing both traffic engineering and roadway design services.

As part of the project, Bayer Becker completed a comprehensive Traffic Impact Study to evaluate the effects of the proposed development on the surrounding transportation network. The study included peak hour (AM, mid-day, and PM) turning movement counts at nine key intersections along Mason-Montgomery Road, Wilkens Boulevard, and Parkway Drive. In total, twenty intersections—both internal and external to the site—were analyzed to assess traffic impacts and identify necessary roadway and signal improvements. The study is currently under final review by the Warren County Engineer’s Office.

In addition, Bayer Becker prepared construction plans for the Parkway Drive Extension, a new three-lane roadway that bisects the development. The design includes dedicated left-turn lanes at key intersections and driveways, as well as landscaped medians to enhance aesthetics and traffic flow. Our services included full roadway design, including horizontal and vertical alignments, typical sections, curb and gutter drainage systems, closed storm sewer design, grading plans, and traffic control.

Specialized design elements included a modern roundabout, a joint utility trench, detailed landscaping plans, AutoTURN analysis for turning movements, and intersection sight distance evaluations. These plans are also under final review by the Warren County Engineer’s Office.
