Ivy Trails
Ivy Trails is a 166-lot residential community set on 136 wooded acres, with over 56 acres preserved for open space and hiking trails. Located on steep terrain spanning Clermont and Hamilton Counties, the project required innovative design solutions to address grading challenges and ensure reliable utility service.
Bayer Becker’s design included two retaining walls—one along the entry drive and another beneath a covered bridge—to manage elevation changes and soil stability. A pump station and surge tank were also incorporated to maintain consistent utility service across the site.
The subdivision’s multi-jurisdictional location required coordination with several agencies. Bayer Becker facilitated a boundary adjustment between the Metropolitan Sewer District and Clermont County and designed a water system interconnection between Greater Cincinnati Water Works and Clermont County to support peak demand.
In addition to infrastructure, Bayer Becker developed a cohesive aesthetic for the community, featuring a covered bridge and custom signage. Our team’s expertise in residential design and local regulations helped deliver a distinctive, well-integrated development for the community.
