Along the beautiful Ohio River Trail sits Artistry, a mixed-use building, in an area dedicated to the historic preservation of communities. Located in a federal Opportunity Zone, tax benefits will help make this constrained site more attractive to capital investment. The mixed-use seven-story building consists of 344 apartments, 8,000 square feet of commercial space, and 390 parking spaces. Resident amenities will include a rooftop pool and aqua lounge, two-story fitness center, yoga studio, maker’s room, indoor and outdoor co-working spaces, community garden, secure bike storage, pet-spa and wi-fi enable common areas. Developer Milhaus will work with local artists on large-scale permanent art pieces for the outside of the building, as well as a rotating on-site gallery.

Bayer Becker worked through significant challenges with the high flood elevation by strategically locating proposed electrical equipment safely. Retaining walls, detailed strategies and accessibility requirements from the local electrical rep were utilized to develop an effective solution. Additionally, the steep topography from north to south required detail-oriented strategies when grading proposed garage entrances, all while creating a cost-effective design and meeting city requirements/regulations. Bayer Becker’s excellent working relationships with the various City disciplines allowed for productive problem-solving regarding intricacies and difficulties on site.
