Woodburn Exchange
Set in the heart of Cincinnati’s historic East Walnut Hills, the Woodburn Exchange redevelopment breathes new life into a long-vacant site, creating a vibrant, mixed-use destination that blends seamlessly with the neighborhood’s character. This $55 million project spans 6.2 acres and introduces 322 new apartments, 15,000 square feet of retail space, and a thoughtfully designed linear park that connects two residential buildings. With structured parking, lush garden amenities, and a resort-style pool, the development brings over 450 new residents and renewed energy to the community. Street-level retail and dining options further enhance the area, supporting local businesses and strengthening the neighborhood’s walkable charm.
Bayer Becker played a key role in shaping the site’s transformation. Our team collaborated closely with the design team through multiple iterations to develop a plan that met both the client’s goals and the community’s vision. We supported the successful rezoning of the site from “office limited” to Planned Development (PD), enabling a more flexible and community-focused design. Topographic challenges were creatively addressed through the integration of landscaped planter walls and amenity spaces. Additionally, we carefully coordinated site utilities to ensure both operational efficiency and visual appeal, contributing to a cohesive and high-quality urban environment.
