River's Pointe Estates
River’s Pointe Estates is taking shape and transforming the Northern Kentucky landscape with the $1 billion Toebben residential development. Over the next 15–20 years, the community will include 864 residential units over a massive 336 acres in the rolling hills along the Ohio River. The neighborhood will offer many different housing types and amenities, including a fitness center, a centralized clubhouse to encourage connection, an equestrian center, retail and restaurants, and at least 20% preserved green space including six miles of wooded hiking trails.
The vision for the project is a truly unique approach and take on the traditional residential developments in the region. In order to bring that ambitious vision to life, Bayer Becker collaborated closely with the developer and national land planners to lay out specific design standards that vary from the traditional regulations during the zoning process, which also required coordination with Boone County officials.
The team took careful consideration when planning the wide variety of features amidst the challenging topography. This required numerous design iterations to minimize earthwork and impact on the existing streams, while preserving existing vegetation and at the same time maximizing the lot yield for the developer without jeopardizing the vision for the community. It was important to allow the beauty of the existing terrain and scenic river views to shine through street layouts, utility, and storm water management improvements.
Due to the large size of the property and dynamic topography, much consideration was given to the sanitary sewer and storm water management systems on the site. Bayer Becker conducted feasibility studies for the community’s sanitary sewer. The studies included discussions with SD1 and Vitech on improvements to existing facilities within the area, as well as several new lift station locations. The team partnered with Vitech on the detailed design of the lift station, once the location was finalized. Additional measures were taken to study the storm water management strategy regionally. This also required close coordination with SD1 during the early design stages to ensure their requirements were met, while preserving the existing features and vision of the developer/planners.
Bayer Becker maintains an active role in the project throughout construction, providing staking and sUAS aerial mapping throughout the project and tracking the mass earthwork operations.
