Bayer Becker led the development of a forward-thinking community master plan that balances residential growth with environmental stewardship and agricultural heritage. Spanning a diverse 142-lot layout, the plan offers a range of single-family homes—from intimate cottage clusters centered around shared courtyards to expansive estate lots—designed to adapt to evolving market demands while fostering a strong sense of place.
A defining feature of the master plan is its commitment to land preservation and sustainability. Thirty-five percent of the site has been dedicated to agricultural use, integrating existing farm structures and operations into the fabric of the community. An additional 27% of the land has been conserved to protect natural features such as wooded hillsides, ravines, streams, and creeks—preserving the site's ecological integrity.
The agricultural component is not only preserved but activated to serve the community. A working organic farm and community-supported agriculture (CSA) program will provide fresh produce directly to residents, complemented by a community garden and edible landscaping, including fruit trees and native vegetation. These elements were thoughtfully integrated by Bayer Becker’s landscape architects to support both sustainability and food accessibility.
Innovative infrastructure solutions further reinforce the community’s environmental goals. A unique wastewater treatment system, minimized impervious surfaces through varied street design, and overland water runoff strategies all contribute to a low-impact development approach. Beyond physical design, the master plan supports a vibrant lifestyle with opportunities for educational programming, community dinners, small-scale retail, and other shared experiences—creating a well-rounded, resilient neighborhood rooted in connection and sustainability.
