Deerfield Towne Center is located in rapidly growing Warren County and is a 15 acre retail project consisting of two separate parcels that make up the Village Square. A 16 screen Regal Cinema movie theatre and parking sits on the first parcel, which required careful consideration of the theatre’s design because of its close proximity to an existing residential development. Bayer Becker decided to attend meetings with the nearby homeowners to collect comments and ideas on ways to de-emphasize the theatre and from those meetings Bayer Becker created and delivered a solution that included tiered walls and a landscape buffer.
The second parcel consists of three retail buildings designed to give the customer a “town square” feel. Design elements such as the buildings’ close proximity to each other, parallel parking and pedestrian connectors that tie the adjacent retail and residential projects together help enhance the town square impression. Plantings and various hardscapes were also part of the design, which were intended to soften the connectors.
Creating pedestrian circulation was another important aspect of the project and Bayer Becker’s creative design was key to meeting this objective. The solution provided aimed to allow movement through an overall larger facility from either a customer’s home or the entertainment component of the project. This circulation program included two sets of plans between various clients, which required coordination of improvements and land planning to make the project work as a whole. Bayer Becker successfully integrated the needs of each client into the overall design and the design for each separate area as well. In the end, Bayer Becker delivered a product that achieved the goal of creating a “town square” feel, while also taking into account site safety and pedestrian circulation.
