When Midland Atlantic added a movie theatre to the Kenwood Place project, Bayer Becker was the obvious choice to provide roadway relocation design services. Bayer Becker's expertise in private development and in public works provided Midland Atlantic with a cohesive project that allowed private and public construction to occur simultaneously. Bayer Becker was also familiar with the site and area regulations, having provided site design services for Kenwood Place. The new theatre required additional "overflow" parking which was to be provided by the Kenwood Towne Centre located across Kenwood Road.
Bayer Becker evaluated several options for the overflow parking and anticipated pedestrian movements. The relocation of the Kenwood Towne Centre access drive to align with the Kenwood Place access drive and signalization of the intersection was determined to be the most cost effective solution.
Bayer Becker completed traffic analysis, specifically, turn lane analysis, storage length calculations, and traffic signal warrant analysis. Based on the results and recommendations of the analysis, Bayer Becker prepared construction drawings for the relocation of the Kenwood Towne Centre access drive, modification of the Kenwood Place access drive, and traffic control plans and traffic signal plans for the Kenwood Road/ Kenwood Place/Kenwood Towne Centre intersection. The project also involved closing the existing Kenwood Towne Centre access drive and parking lot modifications to the Kenwood Towne Centre parking lot to accommodate the access changes.
Due to the nature of the retail area of Kenwood, it was imperative that the construction be complete and the roadways, traffic signal, and parking areas be entirely operational prior to the Thanksgiving 2011 holiday. Bayer Becker worked closely with the Township, County, Owner and Contractors to ensure that the aggressive schedule was met. Project management and coordination was provided throughout design and construction so that construction could occur simultaneously. Bayer Becker also provided coordination with the Township and County throughout the project.
